The project entailed the refurbishment of an existing 5-storey over basement office building, comprising c.1980 sq.m, at 8-10 Pembroke Street Lower, abutting Windsor Place.
The original building was constructed in the early 1990’s and had been occupied by a single tenant for the majority of its existence. When the building became vacant, our client wished to carry out works to the building to upgrade the building appropriate for a corporate speculative office building, in particular to improve the energy performance and U-values of the building fabric and install an air-conditioning system which is demanded in the current office market. The design strategy for the common areas was to provide a contemporary palette of materials available within the budget parameters. As part of our design to improve the BER rating of the building and improve the sustainable nature of the design, the glazing was replaced with a new double glazed system with opening sections to optimise the benefit of natural ventilation. The existing full height glazed corner feature was modernized with new contemporary curtaining walling.
