The proposed development lies within the curtilage of the buildings known as
St. Stephen’s Green House. Built in 1962 for the Irish Sugar Company, St Stephen’s
Green House is an 8 storey high office building above a 2 storey basement car park
with podium.
The proposal is for a contemporary, four storey office development, consisting of
three floors of approx.135sq.m. each and a recessed penthouse level of 90sq.m.
The footprint of the site is approximately 6.5m wide and 24.5m long and relates
essentially to the footprint of the raised landscaped planter above the entrance
to the car park. The proposal calls for the redevelopment of the podium to form
pedestrian access steps and a disabled accessible ramp from Leeson Street.
The building has been designed to be a contemporary expression of a modern use.
The quality of materials is of great importance for a prominent city centre site such
as this. The proposed finishes were selected with this in mind and consist of the
following: Honed finished, Red Sandstone cladding, to the front and side elevation.
“kawneer” charcoal grey coloured, syntha pulvin coated aluminum curtain walling
system. Structural glass guarding to balcony areas. Charcoal grey syntha pulvin
coated metal cladding panels to the service core and lift shaft at the front and side
elevations.
