This project for a two storey office development located on the gateway site to the
IDA Business Park in Portlaoise, which was also master planned by FKP, was designed
to provide maximum flexibility for the end user. A speculative development, the
building can adapt to accommodate 4 no. multi-occupancy uses or be a single office
flagship.

The layout and orientation evolved from the site context and sun-path. Glazed walls
shaded with brise soliel face east & west, while the solid north facing walls combat
heat and solar gain. The building which is naturally ventilated also provides air conditioned
flexibility.

The site layout provides minimum impact from the carparking and maximizes landscaping
in order that there is a seamless junction between the overall park and the
office building site.
