The site is located at Brookvale Road, Donnybrook, overlooking the River Dodder.
The scheme comprises seven houses, which step back in a north easterly direction
to maintain the river bank width, adding to the visual interest of the stream walk.
The houses are built above a stone clad retaining wall, which sets the floor level
above the flood plain. The ground floor balconies overhang the latter and enjoy a
southerly aspect. The scale and form of the development responds to the existing
terrace of older houses along the road and the context suggested the materials
selected, which comprise warm clay brick, terracotta tiles, timber windows and
doors, and naturally weathering cedar balconies.
Internally, the houses are flooded with light and are generous in area for the house
type. The living areas and master bedrooms have balconies which overlook the
river and enjoy a southerly aspect.
