A masterplan was developed for the site which allowed for the construction of 8 No.
retail warehouses with a tesco store (by others), a drive through restaurant and retail
station (by others). The scheme included connection to a new roundabout on the
Main Dublin to Sligo Road and internal access roads and carparking. The prominent
location of the site has influenced the design and the use of materials, allowing large
overhanging butterfly roofs to both Phase 1 and Phase 2 with architectural wall panels,
large glazed screens and tile facade cladding.

A change of use was later granted to the Phase 1 building allowing retail use. Phase
1 of the project, 4 No. shell and core retail units commenced in October 2005 and
completed in May of the following year. Individual tenants have then completed
their fit-out works including mezzanine floors etc. within the units. Phase 2 of the
project commenced in July 2006 and due to site conditions required the entire building
and carpark to be piled. The units were completed in March 2007 as shell and
core units. A drive through restaurant and a future coffee shop and retail unit are
awaiting construction.
